Tasman Tiny Homes designs and builds transportable tiny homes and backyard sleepouts in our Motueka workshop. Every home is timber-framed to NZS 3604, fully insulated to H1.2, double-glazed and delivered on a custom trailer anywhere in the South Island.
Four models from 15 m² to 40 m², priced from $68,000 to $145,000 turnkey. We handle design, build, consent paperwork and delivery — you supply the site and the power connection.

03 · The build process
Six steps from enquiry to keys.
Initial consult (free)
We visit your site, check access for delivery and discuss your needs. Takes about an hour. We send you a concept plan within a week.
Design & consent
We draw the plans, prepare the engineering and submit to Tasman District Council or your local authority. Most consent applications for buildings under 30 m² are processed in 10–15 working days.
Build (12–16 weeks)
Construction happens in our Motueka workshop. The frame is NZS 3604 radiata, walls are SIPs or batt-insulated with 45 mm Huntsman Superboard cladding, and windows are double-glazed aluminium.
Fit-out
Kitchen, bathroom, electrical and plumbing are completed and inspected in the workshop. Heat pump installed if specified. You choose benchtop colour, flooring and fixtures from our standard range or upgrade.
Delivery
We crane the home onto a custom-built trailer and deliver it to your site. Standard delivery within the Tasman region is included. South Island delivery from $1,200 (Canterbury) to $3,800 (Queenstown).
Connection & handover
Your electrician and plumber connect to your site services. We attend the final inspection with the council building inspector and hand over the keys with a maintenance guide and a 10-year structural warranty.

Prices include GST, consent drawings, standard fixtures and cladding. Site works (foundations, services connection) are quoted separately after the site visit.

Golden Bay bach — Kina 15 m²
A couple in Pōhara wanted a beachside weekender on a narrow bush section. The Kina fit the 3.5 m driveway, was craned onto timber piles in four hours and connected the same day. Total: $72,400 including site works.
Māpua rental sleepout — Rātā 25 m²
An existing homeowner added a Rātā behind the main house as a long-term rental. Consent took 12 working days under the minor dwelling provisions. The tenant moved in 14 weeks after the deposit. Rental yield: $420/week.
Queenstown sleepout — Kōwhai 32 m²
Delivered 650 km on a pilot-vehicle escort. Positioned on a concrete pad behind the main home in Arrowtown. Now used as an AirBnB earning $180–$280/night in peak season. Delivered cost: $119,200.
